Access to safe, stable, and affordable housing is essential for economic mobility, yet many Hoosier families face persistent barriers to homeownership and quality rental options. Rising housing costs, limited access to financing, and neighborhood disinvestment continue to disproportionately affect low- and moderate-income communities.

Philanthropic leaders recognize that meeting these challenges requires more than traditional grantmaking—it calls for bold investment strategies that mobilize capital and unlock new pathways to housing opportunity. Increasingly, funders are partnering with Community Development Financial Institutions (CDFIs) and other intermediaries to expand the reach and impact of affordable housing solutions.

At this Regional Forum, we’ll explore how targeted investment strategies are reshaping Indiana’s housing landscape. Through mission-related investments, loan guarantees, impact investing, and catalytic capital, funders are helping CDFIs finance affordable housing developments, increase homeownership opportunities, and direct flexible capital to historically underserved communities.

By aligning philanthropic and financial resources, housing initiatives are creating long-term solutions that:

  • Expand access to affordable housing by diversifying financing tools for homebuyers, developers, and nonprofit partners.
  • Leverage philanthropic capital through innovative investment models that extend beyond grants to include patient capital, credit enhancements, and program-related investments.
  • Build financial pathways for families by supporting programs that promote sustainable homeownership, prevent displacement, and generate intergenerational wealth.
